Apartment Price of Busan, only 16% of Seoul Gangnam Area

Compared with apartment prices between Busan and Seoul, it was surveyed that the apartment price (per pyong) of Busan city only amounted to 16% of the Seoul Gangnam area, which reveals that the phenomenal amount of accumulated wealth concentrated in the Gangnam area.
According to a real estate agency, the average price of a Busan apartment per pyong amounts to 4,370,000 won, only 16% of the average price (27,090,000 won) of a Seoul Gangnam apartment. The agency said, ¡°The value of apartment price of Busan was down 13%, compared to that of 2001. The survey analyzed that the average Busan apartment price per pyong has been up 46%, 2,990,000 won since 2001, while that of Seoul Gangnam has been 164%, the highest apartment price increase rate in the nation.
Of the overall metropolitan cities in the nation, there was only one city, Gwangju (27%), which was lower than Busan; other cities were higher than Busan (Daejeon, 91%; Ulsan 68%; Inchon 66%; Daegu 62%). With respect to apartment sales price by pyong, the average apartment sales price of the Daejeon area amounted to 5,100,000 won, Inchon amounted to 5,030,000 won, and Daegu amounted to 4,750,000 won.
Kim Sung-woo of Real Estate 114 said, ¡°From this survey, it can be anticipated that the rosy expectation to future value investment is low, compared to the other five metropolitan cities, which can be assumed due to a reduction of population, efflux of local enterprises, and rapid aging phenomenon.
